Now is the right time to open a new real estate company in Fayette County, says the broker of the recently opened SWC Properties LLC of Uniontown.
The local real estate market always has been strong, but the recent opening of the Mon/Fayette Expressway and the soon-to-open Lady Luck Casino Nemacolin in Farmington will make residential and commercial property more desirable, said Scott Cavinee, SWC Properties broker.
鈥淚t鈥檚 an exciting time to open a real estate office with the casino and expressway opening. This is going to be an exciting year,鈥� Cavinee said. 鈥淭he timing is right.鈥�
The market in the county and throughout southwestern Pennsylvania always has been robust, he said, noting that sales in the county rose from $36 million in 2002 to $57 million last year.
鈥淲e went through a recession and a real estate bubble right in the middle. That鈥檚 pretty impressive.鈥� Cavinee said.
Selling real estate comes down to marketing, Cavinee said. Getting properties in front of as many people as possible is critical and will be SWC Properties鈥� niche, he said.
鈥淎ny real estate company can get you on the MLS (Multiple Listing Service) and online,鈥� Cavinee said. 鈥淭here鈥檚 more to it than that. SWC Properties is going to take it to the next level.鈥�
SWC will market properties in print advertisements, online, mobile technology, social media and video to give them as much exposure as possible. SWC is part of the Fayette County MLS.
鈥淢arketing our clients鈥� homes involves more than just putting them on the MLS and promoting them online. It鈥檚 about using as many marketing vehicles as possible,鈥� Cavinee said.
Promoting the company鈥檚 Realtors is a vital part of the company鈥檚 marketing strategy.
鈥淲e鈥檙e going to promote our listings and our Realtors,鈥� Cavinee said. 鈥淲e will constantly reinvest in marketing. That鈥檚 what is going to make us unique, constantly marketing, marketing our properties and our agents.鈥�
SWC鈥檚 staff of licensed Realtors is comprised of Rachel Linderman, Brenda Shaffer, Carrie Wachtel, Michael Cindric and Claudette Franks.
A significant portion of sales revenue will be reinvested into marketing, and not a penny will go to a franchiser, Cavinee said.
鈥淲e鈥檙e putting investments back into the company. The money this company brings in will stay here. We don鈥檛 pay a franchise fee to an out-of-state company,鈥� Cavinee said. 鈥淲e鈥檙e making conscious investments back into marketing property and agents.鈥�
Property buyers and sellers will reap the benefits of SWC鈥檚 marketing and the 20 years of real estate experience Cavinee brings to the company.
鈥淩eal estate is all about marketing and relationships. Developing trust with buyers and sellers is what makes a real estate company successful,鈥� Cavinee said. 鈥淧eople buy from people they trust.鈥�
Cavinee鈥檚 experience is an invaluable asset.
He is serving his second term as president of the Fayette County Board of Realtors. His first term was in 2004. In addition, he is the only trained conflict mediator in the county and is co-chairman of a statewide grievance committee.
Cavinee is one of two Fayette County Board of Realtors representatives in the Pennsylvania Association of Realtors (PAR).
In 2005, he was named the Fayette County Board of Realtors鈥� Realtor of the Year and is the current chairman of the board鈥檚 professional standards committee.
Cavinee was a co-owner of Conn Realty of Uniontown for the last 13 years and has been a Realtor for 20 years.
SWC鈥檚 entire sales staff is comprised of Realtors, which are held to higher professional standards than real estate agents, he said.
鈥淩ealtors receive continuing education and work under a code of ethics,鈥� Cavinee said.
SWC is a designated agency, which also benefits its clients.
If a buyer and seller are represented by Realtors working for the same designated agency, their Realtors can continue to advise them, Cavinee said.
Agents of a dual agency must step back in that situation, he said.
鈥淩ealtors hold themselves to higher standards,鈥� Cavinee said. 鈥淲e have well-trained Realtors that work well in the marketplace.鈥�
